Domenica operates a continuous construction pipeline for a single owner-operator. That structure changes everything — from how we select subcontractors to how we close out a building.
Preconstruction
Every project begins with scope development, detailed budgeting, permitting coordination, and subcontractor selection. Because Domenica works exclusively within the North Crane Living portfolio, we carry institutional knowledge from one project to the next — site conditions, municipal requirements, and trade performance are known quantities, not guesses.
Construction
Domenica self-performs project oversight with in-house project management on every active site. Weekly owner reporting, real-time budget tracking, and direct coordination with trades keep schedules tight. Our superintendents are on-site daily, not visiting from another job across the state.
Closeout
Punch lists, final inspections, certificates of occupancy, and warranty handover are executed against a documented checklist — not improvised at the end. We close projects cleanly because the owner-operator on the other side of the table is the same team we work with on every build.
Ongoing
Every Domenica project is owned and operated by North Crane Living after delivery. We do not build for handoff. We build for long-term performance — because the buildings we deliver are the buildings our principal manages, maintains, and leases for years to come.
